Regolamento della Villa dell'Artista

  Salve a tutti, sappiamo che alcuni di voi hanno affrontato un lungo viaggio, e vi chiediamo un po' di pazienza per leggere questa guida che abbiamo redatto pensando di facilitare e rendere più piacevole il vs. soggiorno nella ns. dimora.

L'estate del 2022 dopo una parziale ristrutturazione la Villa è stata messa a disposizione degli ospiti per le loro vacanze, con piacere vi informiamo che i lavori hanno interessato il rifacimento dell'angolo cottura, del camino, del bagno piano terra, la sistemazione del giardino e la sostituzione di tutti i mobili e degli elettrodomestici.

Come intrattenimento abbiamo pensato di inserire una smart tv collegata a internet, come diffusione sonora abbiamo inserito Alexa con la quale potete ascoltare musica o impostare un timer o chiederle qualsiasi cosa.

Pensando che avreste gradito abbiamo inserito nelle prese a fianco al caminetto due usb per ricaricare i telefoni.

All'esterno sul giardino anteriore trovate l'illuminazione solare automatica, così pure la troverete nella terrazza fronte mare.

Nella camera matrimoniale vista mare trovate sul comodino le lampade con accensione touch e caricatore wireless per i cellulari.

Per la pulizia di tutti i giorni, nella zona soggiorno, potete trovare un'aspirapolvere a batteria senza sacchetto da svuotare e lavare periodicamente.

Sulla sinistra del cancelletto d'ingresso, trovate nel muro il contatore della corrente che vi potrà servire nell'eventualità di uno stacco.

Una volta all'interno potrete notare sulla sinistra un rubinetto con un programmatore per l'irrigazione automatica delle piante, si prega di non toccare.

Una volta scese le scale, sulla destra, troverete l'alloggiamento dei bidoni della spazzatura, vi ricordiamo di rispettare le regole del comune sulla raccolta differenziata, e di smaltire i vostri rifiuti, sempre nelle date stabilite.

Purtroppo per colpa di alcuni ospiti, siamo costretti a stabilire una penale di €.100,00 se il giorno del check-out lasciate nella casa rifiuti che potevano essere smaltiti nelle date del vostro soggiorno.

Per poter usare il piano cottura è necessario verificare che il gas sia aperto, le bombole del gas sono situate all'esterno della villa sulla sinistra, all'interno di una casetta chiusa con sportelli in legno, all'interno ci sono quattro bombole, le due lato destro sono in uso del piano cottura, una è aperta in uso e l'altra è chiusa come riserva, non bisogna toccare niente, per sicurezza trovate una valvola gialla all'interno della casa sotto il lavandino per chiudere quando non si usa. Le altre due bombole a sinistra, sono in uso per lo scalda acqua, si raccomanda di non toccare altre valvole perché sia sul gas della cucina che quello dello scalda acqua la seconda bombola è di riserva, si chiede quindi, per il rispetto di tutti gli ospiti, che chi dovesse aprire le valvole di riserva deve immediatamente avvisarci e mandare un messaggio in modo da poter subito sostituire quella finita senza che nessuno rischi di rimanere senza.

Se dovesse mancare l'acqua la Villa è dotata di riserva idrica, alla necessità si accende con un interruttore ubicato fuori nella casetta nel solarium, contattateci per avere le istruzioni.

Al piano terra si trova il locale lavanderia dotato di lavatrice, ferro da stiro, ventilatore e cassetta pronto soccorso.

Le dotazioni della cucina comprendono un forno ventilato, una macchina da caffè a capsule Bialetti (vi raccomandiamo di svuotare il cassetto delle capsule ogni giorno perché piccolo), una caffettiera all'americana (da pulire dopo ogni utilizzo), un bollitore elettrico, un tostapane, e sotto il piano cottura c'è la lavastoviglie da 13 coperti.

Nel Barbecue trovate due griglie per i vostri arrosti (siete pregati di lasciare tutto pulito e smaltire le ceneri).

La Villa è dotata di due condizionatori per caldo/freddo, si possono comandare dalla domotica dicendo "Alexa accendi clima" oppure "Alexa spegni clima" si accenderanno insieme, una volta accesi dalla domotica, se si vuole, si possono usare singolarmente dai telecomandi.

Al check-out bisogna lasciare l'angolo cottura, fuochi e forno puliti e ordinati, è vietato lasciare qualsiasi cosa nel frigorifero in caso contrario saremmo costretti ad applicare una penale.

Quest'anno 2026 inauguriamo con grande piacere un novo spazio nella struttura: un SOLARIUM vista mare. E' stato realizzato in una terrazza dove abbiamo sistemato un prato in erba sintetica e abbiamo inserito un parapetto trasparente in plexigass per garantire un'ottima vista. Chi accede a questo spazione accetta le seguenti regole:

- punto 1 il Solarium per motivi di sicurezza è dotato di telecamera che registrano h24;

- punto 2 come in tutta la casa, anche qui è vietato fumare;

- punto 3 i bambini sino ai 12 anni non posso accedere da soli ma devono essere accompagnati da un adulto;

- punto 4 vietato appoggiarsi o sporgersi dal parapetto in plexigass;

- punto 5 vietato lanciare qualsiasi oggetto dalla terrazza;

- punto 6 chi usa l'ombrellone è responsabile del fissaggio, della chiusura a fine utilizzo e deve riposizionare la sua copertura assicurandola bene perchè non voli.

MANUAL OF THE ARTIST'S VILLA

Hello everyone, we know that some of you have faced a long journey, and we ask you for a little patience to read this guide that we have drawn up with the aim of facilitating and making your journey more pleasant. stay in our. mansion.

In the summer of 2022, after a partial renovation, the Villa was made available to guests for their holidays. We are pleased to inform you that the works involved the renovation of the kitchenette, the fireplace, the ground floor bathroom, the arrangement of the garden and the replacement of all furniture and appliances.

For entertainment we thought of including a smart TV connected to the internet, for sound diffusion we included Alexa with which you can listen to music or set a timer or ask her anything. Thinking that you would like it, we inserted two USBs into the sockets next to the fireplace to charge phones. Outside in the front garden you will find automatic solar lighting, as well as on the terrace facing the sea. In the double bedroom with sea view you will find lamps with touch switch and wireless charger for mobile phones on the bedside table. For everyday cleaning you can find it in the living area

a battery-powered vacuum cleaner without a bag to be emptied and washed periodically.

On the left of the entrance gate, you will find the power contactor in the wall which will be useful in the event of a power outage.

Once inside you will notice on the left a tap with a programmer for watering the plants, it is all automatic, please don't touch anything.

Once you go down the stairs on the right you will find the location of the rubbish bins, we remind you to respect the municipal rules on separate waste collection, and to always dispose of your waste on the established dates.

Unfortunately, due to the fault of some guests, we are forced to establish a penalty of €100.00 if on the day of check-out you leave waste in the house that could have been disposed of on the dates of your stay

To use the stove, you must ensure the gas is turned on. The gas cylinders are located outside the villa on the left, inside a small closed house with wooden doors. Inside, there are four cylinders. The two on the right side are used for the stove. One is open when in use, and the other is closed as a reserve. Do not touch anything. To be safe, there is a yellow valve inside the house under the sink to close when not in use. The other two cylinders on the left are used for the water heater. We recommend not touching any other valves because the second cylinder is a reserve on both the kitchen gas and the water heater. Therefore, out of respect for all guests, we ask that anyone who opens the reserve valves immediately notify us and send a message so that we can replace the empty one immediately without risking anyone being left without gas.

If water runs out, the Villa is equipped with a water reserve. It can be turned on if necessary with a switch located outside in the solarium house. Contact us for instructions.

On the ground floor there is the laundry room equipped with a washing machine, iron, fan and first aid kit.

The kitchen equipment includes a ventilated oven, a Bialetti capsule coffee machine (we recommend emptying the capsule drawer every day because it is small), an American coffee maker (to be cleaned after each use), an electric kettle, a toaster, and under the hob there is a 13-place dishwasher.

In the barbecue you will find two grills for your roasts (please leave everything clean and dispose of the ashes). The Villa is equipped with two air conditioners for hot/cold, they can be controlled from the home automation by saying "Alexa turn on the climate" or "Alexa turn off the climate" they will turn on together, once turned on by the home automation, if you want, they can be used individually from the remote controls.

Upon check-out you must leave the kitchenette, burners and oven clean and tidy, it is forbidden to leave anything in the refrigerator otherwise we would be forced to apply a penalty.

This year, 2026, we are delighted to inaugurate a new space within the facility: a sea-view solarium. It was created on a terrace where we laid out a synthetic grass lawn and installed a transparent Plexiglas railing to ensure an excellent view. Anyone who accesses this large space agrees to the following rules:

- Point 1: For security reasons, the solarium is equipped with a 24-hour video camera;

- Point 2: As with the rest of the house, smoking is prohibited here;

- Point 3: Children under 12 are not allowed in the solarium alone but must be accompanied by an adult;

- Point 4: Leaning or leaning over the Plexiglas railing is prohibited;

- Point 5: Throwing any object from the terrace is prohibited;

- Point 6: Anyone using the umbrella is responsible for securing it and closing it after use, and must replace its cover, securing it securely to prevent it from flying away.
